Use the Power of Yes

By Marte Cliff People are much like freight trains. Sometimes its hard to get us started moving, but once were going, its hard to stop us as well. Thats why you should start your promotional messages with questions and statements that cause your readers to say Yes. Once your prospects are on a roll with yes answers or thoughts of agreement, it becomes much easier for them to say yes to your offer or to your request for donations. Try to give them 2, or 3, or even 4 reasons to think or say yes, or to nod in agreement, at the beginning of your promotion. And then do it again every time you see the opportunity. How can you do that? One way is by asking if theyd like to fulfill a universal desire. For instance, most people would say yes if you asked Would you like to double your income? (If you know some who would say no, Id like to meet them!) You can also make a statement youre sure theyll agree with. If youre writing to raise funds for disadvantaged children you could say Every child needs a chance to reach his or her full potential in life. Your readers will nod in agreement. If youre selling a health product you could ask if theyd like to live a long life free from disease. Who would say no? If youre writing for alternative health you could say that were all at great risk from the chemicals in our food, medications, and the environment. The people who believe strongly in natural solutions will agree with you wholeheartedly. Focus on your prospect Focus on your target audience - you can’t appeal to everyone. Dont worry about the others, because they arent buyers / donors anyway. You will never sell steak to vegetarians, so if you’re selling steak, focus on what the steak eaters believe and dont worry about the vegetarians! Some writers worry about stating the obvious - but do it anyway. You dont need to go into detail, but when you make statements that your readers agree with, you are setting them on the path of agreement. Youre starting a series of yes answers that can more easily lead to that final Yes when you ask them to fill out the order form or write a check for that donation. Before you begin your next letter, e-mail, or persuasive argument with your spouse, friend, or child, consider how you can start the yes-ball rolling. It works just as well in personal relationships as in print, so next time you need to move someone to your point of view, start the discussion with a series of agreements. By Hannah Johnsen He wants you to put your arm behind your head but you can’t reach back there anymore. You want him on top but his upper body strength is long gone. The myth that sexual desire decreases by age 60 is just that, a myth, along with older people don’t talk about sex. Recent behavior researchers report that over 25 million elderly people in the United States are very much still sexually active. Adult women who now have the reduced stress of not having to raise the children any longer have redirected that enegry into their own expressions of sexual freedom, and oral sex among elderly couples is on and increase, despite the stigma attached to it by their generation. Romance for older couples begins well before they go into the bedroom. These couples are well aware that love and sex make for a happy marriage, and they have been contiuing to court each other since the day they got married with love notes on the coffee tray or special dinners. Young couples could take a cue. With regard to the physical limitation that occur as a natrual part of the aging process, older guys are less likely to have erections as easily as they did when they were younger. Don’t run out for the erectile dysfunction pills just yet. If your wife is willing to be patient while foreplay, you may not need them, and why take more medications than you have to? Rearrange some of your schedule and try something new, be able to discuss your sexuality with each other, after all, you’ve been together forever, and if you’ve just met, you know that people’s abilities change as they get older, so take your time and don’t rush into it. Many older couples indicate that petting and foreplay, so much a part of their lives without intercourse as teenagers, is revisited with anticipation to the sure thing after a few dates, so relive your teenage years and experiment with sex, you have earned it, you deserve it, so have fun with it. Toxic Communication - An Example of the Cycle of Conflict in Relationships

By Glenn Cohen Do you have toxic communication in your relationship? This is an example of how someone would explain to their partner how the dynamics of their communication concerning their relationship problem played out. The conversation would start out like this. I remember so many times when we would tell the other that we did not understand something that had happened or could not figure out the meaning of an action or word between us, that had caused so many of the problems. I really believe it is because many times we would have already formed an opinion, perception or assumptions regarding certain situations. They were based on past experience and some were based on recent experiences. Back then, we both ruminated a lot and this caused those opinions, perceptions and assumptions to become very strongly embedded in our belief system. It seems that the scenario would play out this way; There would be a subject that would tap into the past or present experiences. This would bleed the fearful memory into the thought of the subject for one of us. It would then tap into one of the many emotions of anxiety, worry, loss of control, guilt, insecurity, abandonment etc. associated with that memory. Then, I believe this would trigger us to ruminate on the subject. When we ruminate, we are not able to see past our fears and distinguish between past experience and/or present realities. We then develop the misperception and inaccurate assumptions about this certain subject and this would lead to the development of a negative wrong belief about the subject. The incorrect negative belief would be so strong and sensitive from the rumination, that we would be preoccupied by its thought. This would lead to a stronger negative belief and increased hyper-vigilance and acute sensitivity to the subject The next step in the cycle is when we would discuss this situation and the non-sensitized person would try to give their take on the situation to the one with the belief. When the reality did not match an erroneous negative belief held by the sensitized person, the ingredients were in place for volatility. This would lead to easily triggered reactions, emotional tension, and extreme anxiety, seething anger and then rages or withdrawal The problem was we did not have the knowledge and strength to be honest with ourselves because we were so busy fighting to protect our incorrect negative belief. In hind sight I believe the secret to stopping this toxic communication would have been for us to realize that it is all about Giving of ourselves and not taking Always be empathic and forgive Always love unconditionally If faced with a fear, share it safely and then walk through it If only we could have had the help to see how we were casing so much pain and anguish during this cycle to each other, maybe we could have saved our relationship. We all make mistakes; hopefully we will learn from them so in the future we do not repeat them. Cat Repellent or How to Keep Cats Out of Your Garden

By Hugh Harris-Evans Do cat repellents work? How to stop a cat from using garden as litterbox? Tell me how to keep cats out of my garden. These are common questions of concern to all gardeners but is there a real answer? The first line of defence is to ensure that your yard boundaries are secure. Any gaps in your fence should be blocked to deny low level access. But cats can jump so fix a taut wire or string some six inches above the top of your fence to deter this approach. Once inside your garden many people say that the best cat repellent is a dog who will soon see off any feline invader. If you are not a dog lover then you will have to resort to more passive methods. Since cats like to lie on freshly dug soil you should lay mulch on your borders so that no bare soil is left exposed. Seed beds should be covered with wire netting or twigs arranged as a barrier. Young trees should have plastic guards fitted around their trunks to protect them against use as a scratching pole. Your garden pond should be covered with netting to keep your fish safe. Cats are generally known to dislike water so a well aimed bucketful or a squirt with the hose will certainly make an intruder run. After one or two dousings it may learn the lesson and stay away. To protect plants and borders both mothballs and citrus are said to be effective deterrents. Place the mothballs, orange peel or lemon rind in the borders. Alternatively spray cloths with orange scented air freshener and place the cloths around the plants you wish to protect. Other known cat repellents are cayenne pepper, coffee grounds, pipe tobacco, lavender oil, lemon grass oil, citronella oil, eucalyptus oil and mustard oil. Certain herbs are said to deter cats. In particular rue but not catmint which has the opposite effect. Coleus canina is another plant which is marketed by one merchant as a cat repellent. The broadcaster Jerry Baker has suggested treating your yard with a tonic made from chewing tobacco, urine, birth control pills, mouthwash, molasses, detergent and beer. A smallholder has reported success using dried rabbit blood but you may feel that the ingredients listed in the previous paragraph should be tried first. If you visit your local garden center or hardware store you will find several cat repellent products on sale. These range from electric water sprinklers and ultrasonic devices to sprays and granules. Motion activated sprinklers act in the same way as a burglar alarm using an infra red detector. When the cat enters the area covered by the detector the sprinkler shoots out a jet of water to scare the animal away. It is claimed that, after one or two encounters with the jet, the cat will learn to avoid the area. Ultrasonic devices emit a high frequency sound which is annoying to cats (and dogs) but is not audible to humans. There are various different models some of which operate continuously and others which have an infra red detector and only emit a pulse of sound when the cat triggers the device. To be successful you need to ensure that the model is powerful enough to cover the area you wish to protect. In addition make sure that the sound frequency is designed for larger animals since some models are intended to deter insects and so would be no use for cats. There are also commercial scent cat repellents. Those that use chemicals should be kept away from any food crops but the essential oil based granule varieties act in the same way as orange and lemon peel mentioned above. Another way to keep a cat out if the garden is a repellent evaporator which consists of a container holding puffed rice which has been impregnated with essential oils. These are effective for three to four weeks and can then be refilled for a further period. Another natural product which many people claim really keeps a cat out of the garden is lion’s dung. You may need to visit your local zoo to obtain this although some stores do stock zoo poo. In Ontario, Canada the local township provides a cat trap service. Once the animal enters the cage it cannot escape but is completely unharmed. The owner has to pay to recover his pet and so should be encouraged not to let the cat stray in future. Apparently few owners bother to reclaim their cats but just obtain another kitten. However this sounds like a good way of dealing with a cat that cannot be deterred by any other method. If there is no such scheme in your area, just buy your own trap. So, to recap, the first priority is to secure your boundary fences. Then you have the whole selection of suggested cat repellents ranging from homemade recipes to expensive commercial gadgets. I would suggest that you try the orange peel and prickly twigs for a start. If you are around when the intruder appears, try the bucket of water or hose. Even if you miss, the shock may be a sufficient deterrent. If these do not do the trick, then you may have to consider the commercial alternatives. Horseback riding camps generally offer lessons for experienced riders as well as those who have never been on a horse before. Experienced riders will generally be placed in a class they will find challenging while beginning riders will begin by learning the basics of how to properly mount and sit on a horse. Riders with little riding experience are paired with an older, gentler animal while those with more experience ride the younger more spirited animals. In addition to riding lessons, some horseback riding camps also offer classes in driving miniature horses. In these classes students learn to control the horse as they ride in a small cart pulled by the animal. Another popular horseback activity is vaulting. Simply put, vaulting is gymnastics on horseback. For this sport, horses with large, flat backs are lunged, or driven, in a circle while students perform gymnastic tricks on their backs. Although this sport may sound dangerous and difficult, students generally find it is easier than it sounds. Real Estate Marketing Online — Are You Capturing Leads Or Losing Visitors?

By Brandon Cornett In April of 2005, I conducted a survey of more than 250 real estate marketing websites. These were not corporate websites — they were the personal marketing websites of individual agents. What shocked me was that the majority of these websites (nearly 65%) had no way to capture the email addresses of visitors. I’m assuming the owners of these sites expected visitors to contact them immediately upon visiting. But that’s too heavy a burden to put on a website. It’s rare that you can shorten the sales cycle to nothing more than a web visit and expect any results. On a commerce website, most first-time visitors will leave without purchasing anything. Likewise, on a real estate marketing website, most visitors will leave without contacting the agent who owns the site. If people leave your website without “dropping off” their contact information, there’s a strong chance you’ll never hear from them again. That’s the nature of the Internet, and it reinforces the importance of having a lead-capturing system on your website. What happens when people visit your site: Generally speaking, first-time visitors to your website will do one of three things: 1. They will respond immediately (with a phone call or email). 2. They will sign up for something and then leave the site. 3. They will leave the site without doing anything. Obviously, you want visitors to take the first or second action. But we know from statistical surveys that most visitors will take action #2 or #3. That makes action #2 (sign up and leave) the overlap between what you want visitors to do and what they’re most likely to do. So make sure you have something for people to sign up for on your website. This is called an “opt in” mechanism — visitors will opt in (or subscribe) to receive future communications from you. Listings help, but theyre not enough. Home listings will add value to your website. After all, listings are one of the top items visitors will look for on your site. But listings alone will not optimize the number of leads you capture. They’ll generate a phone call here or an email there, but not enough to keep the pipeline filled with prospects. Listings are a passive way to gain clients, because you’re waiting for them to contact you. But by capturing leads through your website, you can shift into active mode and contact prospects with information they want. As a result, your chances of turning them into clients will increase tenfold. Offer value to gain permission. To maximize the number of opt-ins, you must offer something of value — a free report, a booklet, a newsletter. You offer this item of value in exchange for the visitor’s contact information (and implied permission to use it). Permission makes all the difference. Emailing prospects without their permission is spam. On the contrary, emailing them after they’ve expressed interest is good manners (and good business). Want to increase the number of people who give you this permission? Simply increase the value of the offer. With website traffic being equal, a stronger offer will produce more leads. The two are directly proportional. Conclusion If you offer nothing on your website but free information, you will not get visitors and readers to “raise their hands.” Free information is great, but you have to hold something in reserve to elicit calls, emails or subscriptions. Offer something of value in exchange for permission. Sure, you can educate your visitors. And you should. But always keep in mind the ultimate goal of your personal marketing website — to generate leads and grow your business. Not only can leaves and other fallen organic matter decompose in your pond and cause problems with bacteria and algae, they can also clog your pump. Clean your fountain pump before emptying the water for the winter. This will ensure that any debris inside the pump wont be left to dry up and clog the inner workings once youve emptied the water from your fountain. Remove the cover and pull out anything that may have accumulated inside. 3. Protect your fountain from cracks due to the expansion and contraction of water as it freezes and thaws. Mulch around perennials and well-established plants to maintain a uniform soil temperature and add a few extra weeks to the root development of newly planted shrubs and trees. 9. Give your garden a good fall cleanup to prevent disease and insect problems next year. Canker, mildew, fungi and other problem spots in your yard can spread to other plant life if the rotting plant matter is allowed to linger and be spread around by wind and water. Prune dead branches, gather fallen leaves and collect yard waste piles and either burn, bury or compost. 10. Plant spring bulbs in October. Planting tulip, crocus, daffodils and other flower bulbs at this time will give the roots time to get established before warm weather rolls back around.
